Completed self storage facility, Titan Self Storage, Telford, newbuild steel frame construction by MSB Group UK

Self Storage Construction & Facility Builders

Self storage is a yield business. Every square foot that is not lettable is cost, and every week the site is not open is revenue lost. That shapes how these buildings should be designed and how the programme should be run.

How we help

The two constraints that matter most in self storage are lettable area and trading continuity.

Lettable area is a design decision. Column positions, multi-level layout, circulation width and lift placement all determine how much of the building you can actually rent. Getting it wrong costs money for the life of the asset - which is why we settle the frame layout against a unit mix, not a footprint, during design and build.

Trading continuity matters because most storage expansion happens on sites that are already open. Customers need access to their units while construction is going on. We phase the works and manage site logistics so the facility keeps trading throughout, with our own team acting as principal contractor rather than coordinating three separate trades.

Because the structural steelwork is fabricated in-house, a change identified during design goes to our own workshop floor instead of an external fabricator's change process. Envelope work - cladding and roofing, over-cladding of an existing shell, doors and shutters - sits inside the same contract as the construction package.

MSB have delivered self storage as repeat business across separate phases for the same operator. That is the clearest evidence available that the approach works.

Titan Self Storage

Telford, UK

Following successful completion of Phase 1 - which transformed Titan’s facility through external over-cladding, a new reception, mezzanine, lift, and self-storage fit-out, we have now successfully delivered Phase 2 - expanding capacity by 10,300 sq.ft. The project introduces newbuild rear and side extensions with internal mezzanines and full M&E integration.

Frequently asked questions

Can you build while our facility stays open?

Yes. Titan Self Storage remained operational through both phases of work. We phase the programme and manage access so customers can continue to reach their units.

Can you extend or over-clad an existing building rather than build new?

Yes. Over-cladding an existing structure is often faster and cheaper than newbuild where the frame is sound. We will assess whether your existing building is suitable before you commit to anything.

Do you handle the storage fit-out as well as the structure?

Yes. We deliver turnkey contracts covering structure, envelope, internal fit-out, M&E and fire systems under one contract, with our own team as principal contractor.

How long does a self storage facility take to build?

Programme depends on whether the site is trading and how much of the existing structure is reused. Titan Phase 2 ran from March 2025 to March 2026, but that included extensive works to a live site.
